Yes. Requesting an indicative estimate is free and creates no obligation to sell, appoint an agent or enter a land agreement.
The housing-consent option considers a hypothetical development scenario. It does not mean the land has planning permission or that permission is likely. Current-use requests require a separate manual assessment. The emailed estimate should state its basis, assumptions and date.
No. It is preliminary guidance based on available information, without an inspection, legal investigation or full planning assessment. Do not rely on it for sale or purchase decisions, lending, tax, accounts, probate or legal proceedings. Obtain independent professional advice.
INSPIRE does not include all land, including unregistered land and leasehold-only interests. Select a location on the map and describe the land, or supply its postcode and site description for manual identification.
Location, lawful use, planning prospects, density, affordable housing, infrastructure, access, contamination, flood risk, ecology, abnormal costs, title restrictions and market conditions can all materially affect value. A hypothetical housing value may differ substantially from today’s sale value.
Your name, email and site information are used to respond to your valuation enquiry. Requesting a valuation does not sign you up for marketing. See the privacy notice for the operator’s details and your rights.
This free service provides preliminary, indicative information only. It is not a formal valuation, survey, planning opinion, offer to buy or agreement to act as your agent. No agency or sale contract is created by requesting an estimate.
Any estimate is specific to its stated date, site, basis and assumptions. A value assuming residential consent is hypothetical and must not be described as the current market value of unconsented land. Planning permission, access, services, title, development capacity and viability are not confirmed. No site inspection or verification of ownership, area, contamination, ecology, ground conditions, flooding or legal restrictions is undertaken unless expressly agreed separately.
Figures may be inaccurate, incomplete or out of date. Changes to planning obligations, infrastructure costs, abnormal costs, tenure, market conditions and other site matters may materially alter value. There is no guarantee of planning consent, sale price, development yield or availability of an estimate. Obtain independent advice from a suitably qualified surveyor, planning consultant and solicitor before acting.
Do not use this estimate for secured lending, tax, accounting, probate, litigation, investment or a binding transaction. It is for the named recipient’s initial information; third parties must not rely on it. We may ask for clarification or decline an assessment where information is insufficient.
INSPIRE polygons identify indicative registered freehold extents, not exact legal boundaries or the identity of an owner. IDs are not title numbers. Coverage may be incomplete and a selected polygon may not match the interest you own. Verify title and boundaries using official documents and professional advice.

The enquiry form requests your name, email, land postcode, site description, selected parcel identifiers, map location and optional area. Once enabled, this is used to identify the land, assess your enquiry and email a response. The intended lawful basis is steps taken at your request before providing the service, or legitimate interests in responding to a free enquiry where appropriate. No marketing consent is bundled into the request.
Opening this page loads Leaflet assets from unpkg and map tiles from OpenStreetMap. These providers receive connection information such as your IP address. Postcode searches are sent to postcodes.io through our server. Parcel map queries are sent to HM Land Registry. Do not include unnecessary personal information in the site description. Hosting and the configured valuation/email provider process enquiry data to deliver the service; provider details, transfers and retention must be confirmed before activation.
No analytics or advertising cookies are set by this design. Browser/network services may maintain essential technical logs. We do not store draft form details in browser storage. Once live, enquiries should be deleted when no longer required, subject to a documented retention period and any legal obligation. You may request access, correction, erasure, restriction, portability or object where applicable, and complain to the Information Commissioner’s Office at ico.org.uk. Before activation the operator must confirm a retention period, processor arrangements, international transfer safeguards and a monitored privacy contact. The existing website’s privacy notice is available here; it describes that website, rather than any unconfigured new integrations.
